Basement Waterproofing FAQ for Chicago, IL

Homeowners in Chicago, IL tend to raise the same handful of questions about damp walls, flooded floor drains, contractors and this website itself. Chicago IL Basement Waterproofing is a free referral service. It sends each request to one independent local contractor and never prices, bids on or does basement work of its own.

Answers Homeowners Look For

These answers are general. For your own house, ask the contractor who sees it.

Is this website a waterproofing company?

No. It is a referral service, and it holds no City of Chicago contractor license, so it never offers, bids on or carries out basement work. A request you send goes to one independent contractor working in the Chicago area. That business gets in touch, visits if you agree, writes any estimate and does whatever work you decide to hire it for.

Does sending a request cost me anything?

Nothing at all. Contractors may pay this site to advertise, and right now that advertising runs as a free trial. Homeowners are never charged for a request. The site never gives anyone cash, gift cards, discounts or anything else of value for getting in touch.

Why do so many Chicago basements take on water?

Age, soil and sewers all play a part. CMAP figures based on Census data show the typical Chicago home was built around 1952, and about 39% went up before 1940. The Illinois State Geological Survey maps much of the area as the flat bed of ancient Lake Chicago, where silt and clay can hold water against foundation walls.

Water came up through my floor drain. What now?

That usually points to a sewer backup rather than seepage through the walls. Most of Chicago has combined sewers, where rain and household wastewater share the same pipes, so a big storm can push water back up. Inside the city, report it to 311 (312.744.5000 from outside Chicago), saying whether the water is clean or dirty and where it came in. In a suburb, contact your village's public works department.

Can a check valve or an overhead sewer stop backups?

The Metropolitan Water Reclamation District suggests either one, properly installed, along with disconnecting downspouts. It puts a backflow device at about $10,000 per household (MWRD, 2026). The pipe from your house to the street sewer is yours to maintain. This is plumbing and sewer work, so it calls for a City-licensed plumber, and sewer work needs a licensed drainlayer and a City sewer permit. Chicago has no citywide program that helps pay for it.

What does basement waterproofing cost?

Going by Fixr's national numbers for 2026, a typical project lands around $3,000 to $10,000, and the average sits near $5,000. Interior perimeter drains cost $40 to $120 per linear foot, a sump pump installation $600 to $2,500, and epoxy crack injection $250 to $1,000 per crack. Those are national ranges; the price for your basement comes from a contractor's written estimate after a visit.

How can I check a contractor's license?

For work inside Chicago, search the Department of Buildings' licensed-contractor lookup online, or contact the department at 312.744.3449. Suburbs register or license contractors on their own terms, so ask that village or city. Also request proof of liability coverage and workers' comp, a local business address and some references, and find out who will handle any plumbing or sewer piping.

What should the written contract include?

Illinois' Home Repair and Remodeling Act requires a written contract for home repair over $1,000, showing the total cost plus the contractor's business name and address. Before you sign, the contractor must also give you the pamphlet "Home Repair: Know Your Consumer Rights". Ask that the contract spell out where the drain runs and for how many feet, the pump model, where the discharge goes, the warranty terms and who pulls the permits.

Can I back out of a contract I signed at home?

Generally, yes, for a short time. Illinois usually gives a buyer 3 business days to cancel a sale made at their home. A buyer aged 65 or older who signs a home repair contract at home generally has 15 business days instead. Cancel in writing, keep a copy and follow the notice in your contract.

Will homeowners insurance pay for a wet basement?

Often it won't. Standard homeowners policies frequently leave out sewer backups unless a separate rider was added, and slow seepage is commonly excluded. Read your own policy, then ask your insurer or agent what it covers in your case. This site has no dealings with insurance companies.
